Proposed size

96 MW

Building area

432,800 sq ft

Cooling

Closed-loop liquid-to-liquid cooling (near-zero WUE claimed)

Developer

Vantage Data Centers

Vantage Data Centers filed plans to build TX12 at 17420 Omicron Drive in west Bexar County, adjacent to its existing TX1 campus in the Texas Research Park corridor. The two-story, 432,800 sq ft facility will deliver up to 96 MW of AI-focused critical IT capacity. Construction began October 2025; as of February 2026, the project entered tenant fit-up phase. Notable for closed-loop liquid cooling architecture supporting rack densities up to 100 kW.

Water Impact

Daily water use (estimated range)

864K – 1.2M gal/day

Water returned per day

None reported

Per Estimated from 96 MW using LBNL benchmark 9,000–13,000 gal/day/MW. Developer claims near-zero WUE via closed-loop liquid cooling., based on MW benchmark at WUE 1.8–2.5 L/kWh, 80% utilization. Actual consumption likely far lower if closed-loop claim is verified.

Estimated daily water use864K – 1.2M gal/day

vs. 5M gal/day (typical 400 MW facility)

The higher estimate is equivalent to the daily water use of approximately 12,480 households. San Marcos has approximately 25,000 households.

Water intake
864K – 1.2M gal/day
Lost to evaporation
100%
Returned to system
0% (None reported)
Water flow: 864K – 1.2M gal/day enters the facility per day. Approximately 100% (1.2M gal/day) is lost to evaporative cooling and cannot be recovered. No return flow is reported.
For comparison: A sustainable seawater-cooled data center can return over 95% of water to the system. A typical land-based evaporative cooling tower loses 80–95% to evaporation — the primary method used in Texas.

Direct water figures are estimates from permit applications and developer disclosures. Indirect (power generation) figures are calculated estimates. Actual water use depends on technology choices, operating capacity, and weather conditions.

Permitted — the decision is made, but conditions still matter

The primary decision cannot be undone, but the conditions attached to the approval can still be negotiated or enforced. Officials can be held accountable for permit violations. Community pressure matters for shaping how the project is operated and what monitoring is required.

Community Notes

Located on the Omicron Drive corridor in the Edwards Aquifer recharge zone. Vantage acquired the land from the UT System Board of Regents in July 2023. The closed-loop cooling design, if verified, would meaningfully reduce evaporative water consumption compared to traditional tower-cooled facilities.
